Concrete Overlay Gives Home a Modern Makeover

The new owners of this beautiful San Diego home had one important goal in mind before moving in: Replace the existing flagstone floor with an ultramodern, easy-to-maintain surface. Taking direction from the designer, general contractor and homeowners, Life Deck project manager Gil Koury was able to able to completely transform the floor into a chic but practical surface.

“The whole house was flagstone inside and we removed that, installed the decorative overlay, and gave it a smooth concrete finish,” says Koury. Because the homeowners were eager to move in, the pressure was on to complete the project quickly.

“New concrete was poured and after curing, our crew did a light mechanical grind to prepare the substrate. Several layers of cement were installed, with the final layers being integrally colored with a smoky hue. Water-based stain in onyx was then used to add dimension throughout. The floors were then sealed with a combination of a high- build epoxy and a polyurethane topcoat with a satin finish,” says Koury.

The homeowners loved the floors so much that they extended the finish from the front entryway, through the home, out to the balcony and around the pool deck. The result is a sleek, seamless surface that gives the home a unified appearance.
