You can have a basement in your new home even in areas with high water tables, poor soil conditions, or on a downward sloping lot, providing you install a waterproofing membrane with the ability to bridge cracks. See Waterproofing basements. In some areas of the country where the soils are extremely poor, caissons (deep piers) are used to support the basement structure also.
